Procore is one of the most recognized names in construction software, but does its estimating platform actually deliver for plumbing and mechanical contractors?
This review examines Procore Estimating’s capabilities through a specialty trade contractor’s lens — looking at what it does well, where it falls short and how it compares to software built specifically for plumbing and mechanical work.
What is Procore Estimating?
Procore Estimating is a cloud-based takeoff and estimating module originally developed from the 2020 acquisition of Esticom.
Today, Procore Estimating is marketed as a cloud-based takeoff and estimating solution for general contractors and specialty trades, including plumbing, mechanical, HVAC, electrical and fire safety contractors.
The platform lives within Procore’s broader construction management ecosystem, which encompasses project management, financials, field tools and more.
Procore operates on a volume-based pricing model — fees are based on a company’s Annual Construction Volume (ACV) rather than a flat per-user or per-seat cost.
This model can work well for large general contractors but becomes less predictable for smaller specialty contractors with fluctuating project volumes.
Procore Estimating Features for Plumbing & Mechanical Contractors
Procore Estimating provides digital takeoff, customizable cost databases, and bid management tools specifically for mechanical and plumbing workflows.
Here’s a breakdown of its core capabilities:
#1: Digital Takeoff Capabilities
Procore Estimating provides cloud-based digital takeoff directly from uploaded PDF and BIM plan files. Key takeoff features include:
- On-screen symbol counting with auto-count technology to recognize and count repeated symbols
- AI-assisted area detection to automatically identify and measure floor plan zones
- 3D model takeoff for BIM-based projects
- Linear and area-based measurements for pipe runs (PVC, copper, PEX), ductwork, and other trade-specific quantities like fittings and valves
- Plan overlay tools for comparing drawing revisions
#2: Estimating and Cost Database
Procore Estimating utilizes a centralized cost database to generate material and labor costs for plumbing assemblies, including PVC, copper, and PEX piping.
The platform offers:
- A parts and assemblies database covering materials, equipment, and services. This includes specific libraries for piping (copper and PVC), valves, and standard fittings required for complex mechanical systems.
- National average pricing built into the database as a starting baseline
- Adjustable labor units and material costs within each estimate
- Custom pricing libraries that users can build and maintain over time
- Profit margin adjustments before generating a final proposal
#3: Proposal Generation and Bid Management
Procore Estimating converts completed estimates into client-ready proposals and manages bid workflows within a single system.
- Customizable proposal templates that can be exported to Word, PDF or Excel
- Bid Board dashboard for tracking active bid invitations, monitoring the status of each opportunity and managing your pipeline of upcoming work
- Estimate review functionality that allows team members to flag notes and comments on a bid before it goes out
- Subcontractor quote requests sent directly from the platform, with incoming bids displayed side by side for easy comparison
- Bid deadline tracking within the estimating module to keep submissions on schedule
#4: Integrations and the Procore Ecosystem
One of Procore Estimating’s biggest advantages is that it lives inside the broader Procore platform — not as a bolt-on integration, but as a built-in module.
For contractors already using Procore for project management, this means estimate data, cost codes and budgets can move between preconstruction and construction without any manual re-entry or file transfers.
For those not already in the Procore ecosystem, the platform also connects to external tools:
- Estimate data flows directly into Procore’s project financials and budgeting tools once a bid is won, with no manual transfer required
- Third-party accounting integrations, including QuickBooks® and Sage
- DocuSign integration for proposal approvals and contract execution
- A construction app marketplace with hundreds of third-party tools that extend the platform’s functionality
Procore Estimating Ratings & Reviews
Here’s what users have shared about their experiences with Procore Estimating:
4 stars
While Procore Estimating’s learning curve is not steep, it does take a while to learn, as their platform is not as intuitive as I would like.
4 stars
What I liked the least about Procore Estimating is that it is missing important features and they are charging way too much for the platform. Please add templates, stages and Excel options!
3 stars
Procore users with non-profit or free licenses are currently not able to use the tool. I’m hoping that changes over the next year because this is the main function that Procore lacks and I currently pay for a separate third-party app integration to compensate.
4 stars
Procore Estimating’s auto takeoff feature isn’t very reliable. I would LOVE to have this feature working correctly.
3 stars
Procore’s estimate submission – breakout of the past is awkward. I would like more flexibility with my final price to submit to the client.
What Procore Estimating Doesn’t Offer to Plumbing & Mechanical Contractors

Procore Estimating has real strengths, particularly for contractors already embedded in the Procore ecosystem or managing large general construction projects.
For plumbing and mechanical contractors, though, there are a few practical limitations worth understanding before committing:
- Built for general construction, not specialty trades: Specialty contractors frequently report needing to work around the platform rather than within it
- Generic database requires significant customization: Plumbing and mechanical contractors will need to build out custom assemblies and labor units before it reflects their actual work
- Volume-based pricing can be costly: Costs are based on Annual Construction Volume rather than a flat fee, which can be difficult to forecast for smaller contractors or those with variable project loads
- Steep learning curve: New team members consistently require dedicated training to navigate the platform, which can slow down estimating
Procore is a capable platform for the right contractor. For specialty trades focused primarily on winning plumbing and mechanical work, a trade-specific estimating tool may get you to a proposal faster and at a lower cost of entry.
McCormick: A Plumbing & Mechanical Estimating Alternative to Procore
McCormick Systems delivers trade-specific estimating software designed exclusively for plumbing and mechanical contractors.
For a full side-by-side comparison, visit our McCormick vs. Procore comparison page.
Trade-Specific Database
McCormick’s database is built specifically for plumbing and mechanical work. It comes preloaded with over 30,000 trade-specific assemblies with labor units and material pricing already in place, covering residential, commercial and industrial project types.
Estimating in One System
McCormick keeps takeoff, estimating, change orders and proposal generation in a single platform. Quantities measured during takeoff flow directly into the estimate, and the estimate flows directly into the proposal — without re-entering data between modules.
Supplier Pricing
With McCormick’s pricing service add-on, material costs update directly from your actual suppliers. This reflects your account-specific pricing, not just national averages.
Responsive Support
McCormick’s award winning support team brings over 40 years of plumbing and mechanical experience, with an average response time under 10 minutes.
Built for Plumbing & Mechanical Estimating, Not Adapted for It
Procore is a powerful platform — for contractors who need it. But if your primary goal is faster, more accurate bids on plumbing and mechanical work, a general construction management suite built for general contractors is a lot of overhead for a job that a purpose-built tool handles better.
McCormick is built exclusively for plumbing and mechanical estimating — not retrofitted from a broader construction platform. Explore the features and see how a purpose-built solution can make your bids faster, more accurate and easier to win. And if you’d like to talk through whether it’s the right fit for your workflow, we’re here to help.
